A downtown Baltimore hotel owned by one of the luckiest men in America is up for sale.
Richard Wahl bought a Mega Millions ticket worth $533 million in New Jersey in 2018. At the time, it was one of the biggest payouts ever awarded by the multistate lottery. Property records show Wahl moved to Florida, set up a real estate management company and started investing.
His firm scooped up the Days Inn by Wyndham Baltimore Inner Harbor in 2021 for $10.7 million. Now, Wahl is looking to offload the nine-story, 249-room hotel.
Nestled between the Baltimore Convention Center and CFG Bank Arena, the Days Inn hotel has been up for sale, “unpriced,” since February, according to a listing from a Florida-based broker, Kabani Hotel Group.
Wahl could not be reached for comment. Wyndham, which owns the Days Inn brand, did not respond to multiple requests for comment.
The Days Inn in Baltimore is not allowing reservations past the end of March on its website. Nicole Hart, a deputy commissioner with Baltimore’s Department of Housing and Community Development, said during a meeting last week that the hotel had closed. Hart said Baltimore had used the Days Inn to temporarily house residents whose homes tested positive for lead.
The Days Inn was open when a Banner reporter visited on Thursday. An employee declined to comment. It’s unclear what company is managing the property.
Until recently, the hotel had been operated by RIMA Management & Hospitality, a company based in Sarasota, Florida. David Holzapfel, the company’s former chief operating officer, said the name RIMA represents Wahl’s first name, Richard, and his wife’s name, Maria.
Holzapfel said he spent years with RIMA, during which time the company bought retail, residential, hotel and office properties across seven states, building a portfolio worth roughly $120 million.
Shortly before Christmas, Holzapfel said every corporate manager and executive, including himself, was either let go or left RIMA. He said three properties owned by RIMA in other states — two hotels and a multifamily property — are not operating.
The Days Inn in Baltimore is a successful hotel that consistently outperforms its peers, according to Holzapfel.
“I believe in Baltimore. I really believe in Baltimore,” Holzapfel said. “There’s a wonderful opportunity for the right ownership, the right operator.”
